Dh13 billion in days: Modon’s Hudayriyat Golf Estates rewrites UAE property records
Strong buyer demand highlights Abu Dhabi's premium residential appeal
ABU DHABI – Modon has recorded the highest publicly announced sales value for a single residential project launch in the UAE after Hudayriyat Golf Estates generated more than Dh13 billion in sales within days of its debut.
The landmark performance saw around 1,700 residences snapped up shortly after the community entered the market.
The strong response underlines sustained demand for premium homes in Abu Dhabi while reinforcing Hudayriyat Island's growing reputation as one of the emirate's leading lifestyle destinations.
Record sales
The exclusive development features a collection of golf mansions, villas and townhouses designed around privacy, wellbeing and modern living. Buyer demand gathered pace almost immediately after the launch, making Hudayriyat Golf Estates the most successful residential project launch publicly recorded in the UAE by sales value.
The development also attracted significant international interest. Non-UAE residents accounted for 15 percent of buyers, while 81 percent of purchasers were new customers to Modon. The figures point to the project's appeal among both overseas investors and first-time buyers entering the developer's portfolio.
His Excellency Jassem Mohamed Bu Ataba Al Zaabi, Chairman of Modon Holding, said the strong demand reflected increasing global confidence in Abu Dhabi and the UAE, supported by the country's long-term vision, economic resilience and commitment to sustainable development. He said the results further strengthened Abu Dhabi's position as one of the world's most attractive destinations for investment, talent and quality of life.
Luxury living
Hudayriyat Golf Estates has been master-planned to blend luxury homes with extensive recreational and community facilities. Inspired by Andalusian architecture, the gated neighbourhood combines dual waterfront and golf course views with a 95-hectare championship golf course.
Residents will also have access to a 2.3-kilometre green spine linking key amenities across the community. These include a clubhouse, wellness and fitness facilities, retail and leisure outlets, co-working spaces and a school, all integrated into a walkable environment.
Bill O'Regan, Group Chief Executive Officer of Modon Holding, said buyer preferences were increasingly shifting towards communities that combine quality homes with lifestyle, wellbeing and strong connectivity. He said the company remained focused on delivering integrated destinations that create long-term value for residents, investors and the wider city.
Prime location
Located about 20 minutes from downtown Abu Dhabi and around 30 minutes from Zayed International Airport, Hudayriyat Golf Estates offers convenient access to some of Hudayriyat Island's most popular sports and leisure attractions.
Residents will be within easy reach of Surf Abu Dhabi, the Velodrome, as well as an extensive network of cycling tracks, running routes and recreational trails that have become key features of the island's lifestyle offering.
Ibrahim Al Maghribi, Chief Executive Officer of Modon Real Estate, said the community had been designed to deliver a distinctive residential experience centred on quality, privacy and active living. He said the response from buyers reflected the appeal of the development, its unique location and continued demand for thoughtfully planned homes in Abu Dhabi, adding that the company looked forward to bringing the new community to life.
Modon, headquartered in Abu Dhabi and listed on the Abu Dhabi Securities Exchange, operates across real estate, hospitality, asset and investment management, events, catering, tourism and urban infrastructure, with a focus on creating integrated urban destinations and delivering long-term sustainable value.
